The problem
Owning a Dubai rental property shouldn't feel like a second job
Maintenance headaches
Landlords are left responsible for repairs, inspections and keeping the property in top condition.
Tenant issues
Dealing with tenants and the property's day-to-day needs is time-consuming and stressful.
Long-term contracts
A traditional annual lease locks your property away for the full term, with no flexibility to use it yourself. With Stayco, you keep that opportunity.
The Stayco solution
How Stayco manages your Dubai property
Three steps between you and a hands-off income, however you choose to structure it.
-
01
We agree a structure
We assess your property and agree the right structure with you: a fixed-rent lease, or a revenue-share partnership. See the difference.
-
02
We handle everything
Maintenance, cleaning, furnishing and guest management, all covered at no extra cost to you.
-
03
You get paid, hands-off
We operate the property on short-term platforms. That's our concern, not yours. You simply receive your rent or revenue share, on schedule.
How we manage your property
Two ways to work with Stayco: guaranteed rent or revenue share
Every property and every owner is different, so we operate two management structures. Choose the one that fits your goals, or let us recommend one after we assess your property.
Fixed income
Subleasing (Guaranteed Rent)
Stayco signs a long-term lease with you directly, at an agreed market rate. We then manage and sublease the property on short-term platforms. That's our business, not yours.
- The same rent lands every month, regardless of occupancy or season
- Zero exposure to the short-term rental market
- Single or multi-year lease terms available
Best for: owners who want fully predictable income and no involvement in day-to-day performance.
Performance upside
Revenue Share
No fixed lease. Stayco manages and operates your property, and net rental revenue is split between us, typically 80% to you and 20% to Stayco.
- Your income moves with real performance: strong periods can out-earn a fixed lease
- Full transparency on every booking, through the Owner App
- No lease commitment: reassess the arrangement as often as you like
Best for: owners comfortable with income tied to occupancy and season, in exchange for a larger share of the upside.

Common questions
Dubai holiday home management, answered
How much does holiday home management cost in Dubai?
Stayco offers two models. Under revenue share, the split is typically 80% to the owner and 20% to Stayco, though the exact split is open to discussion, with maintenance, professional cleaning, furnishing and guest management included at no extra cost. Under the guaranteed rent model there is no management fee at all: Stayco leases the property and pays a fixed monthly rent. Typical Dubai management commissions across the market range from roughly 15% to 25%.
What is the difference between guaranteed rent and revenue share?
Guaranteed rent means Stayco pays the same amount every month regardless of occupancy or season, so the owner has zero exposure to the short-term rental market. Revenue share means the owner typically receives 80% of the revenue the property actually generates (the exact split is open to discussion), which fluctuates with occupancy and season but carries more upside in a strong year. Guaranteed rent suits owners who want predictability; revenue share suits owners who will accept variability for a higher expected return.
Do I need a DET licence to rent my Dubai property short term?
Yes. Every Dubai residential property let for stays under one year requires a holiday home permit from the Department of Economy and Tourism, the authority formerly known as DTCM. The permit number must be displayed on all listings and advertising. When Stayco manages a property, Stayco handles the permit process and ongoing compliance under its own operator trade licence, number 1544426.
Can I still use my property myself?
Under the revenue share model, yes. Owners can block dates for personal use and there is no lease commitment, so the arrangement can be reassessed at any time. Under the guaranteed rent model the property is leased to Stayco for the agreed term, so personal access is limited to whatever is written into the lease.
How much more can a Dubai property earn on short-term rental versus a long-term lease?
It depends on the building, the unit and the season, so any figure should be treated as an estimate until Stayco has run a comparable analysis on the specific property. Stayco prices using data benchmarked against comparable listings in the same building and area, and provides a free written estimate before any commitment.
